Properties that might not even be advertised yet. Or not even on the market! Properties often sell without open-for-inspections and without real estate agents and we have our ear to the ground.
Real estate agents work for the vendor. That is a fact. They cannot work for both buyer and seller at the same time. So where does that leave you as a buyer....well...alone.

For most people negotiation is the hardest part of buying a property. It can be an intimidating and emotional business. Inexperienced and unprepared DIY negotiators are up against experienced real estate agents who negotiate daily. We, as buyer's advocates, are professional negotiators with a goal to achieve a price within your budget. We can and will leave the emotions out of it and be objective in representing your financial needs in the heat of the moment. At auctions we know when to go hard or to withdraw. If other bidders are using techniques that inflates the price, we will know. Yes, dummy bidding is still a thing.

As buyer's advocates, we cannot provide you with legal or financial advise but we can help you understand the terms and conditions in the vendor's contract of sale and vendor's statement. And the help from us doesn't stop when a purchase has been made - we liaise with the selling agent, your legal representative and oversee the final inspections and settlement.
Services
We help you with the whole property buying process - from search to settlement. This service offers access to properties not advertised or not yet listed.
We spend plenty of time with you making sure that we create your ideal property brief. This is your property wishlist - our blueprint to get us started in the search.
We will search all available listings but we also use our extensive contact network to access properties not advertised, not yet listed and off-market.
We will inspect and shortlist suitable listings and take our own photos and videos that show the true nature and condition of the properties - not relying on the ones used in the online marketing campaign.
Then we will advise on the merits of individual properties and discuss market value and comparable sales data with you.
When we have found a property that could be the one, we can oversee and arrange building inspections, pest inspections and other due diligence. And most importantly, negotiate the best possible price and terms. - whether auction, boardroom auction, expression of interest, private sale or off-market.
We explain contracts, exchange, pre-settlement inspections and final settlement, and we can assist in property management/leasing for property investors.

Buyer Advocacy Fees
The number and types of services you appoint us to undertake will determine the exact fee you pay. It can be a flat fee or a percentage of the purchase price.
Fees are agreed on with each client and clearly stated on the Agreement we ask you to sign.
We are mindful of your budget and can tailor a service to suit your needs.
We do not charge an engagement fee. The fee is only payable when you have successfully purchased a property.
